Luxury living...
Structures
The structure will be of reinforced concrete in accordance with the architectural drawings
and the latest Cyprus seismic code.
Brickwork
All the walls will be constructed with high quality perforated bricks. The external walls are
250mm; the internal walls will be 100mm thick. Cyprus sand stone will be added to parts
of the exterior of the property.
Plastering and Painting
All internal walls will have 3 coats of rendering and white emulsion finish. Concealed
galvanised reinforcement will be place on all edges to prevent chipping. External walls will
be treated with 3 coats of rendering, stabilizer and white exterior paint.
Ceilings
The ceilings will be of smooth concrete finish, followed by three coats of emulsion paint.
Flooring
All living rooms, Kitchens, Bathrooms corridors and veranda floors will be of ceramic tiles
with a value of €12 per Sqm.
All bedroom areas: Laminate flooring valued at €17 per Sqm or ceramic tiles valued at €12 per Sqm
Stairs: Ceramic tiles with appropriate edge detail will be used for the internal staircase at
a value of €12 per Sqm.
Staircase handrail will be made of metal.
External stairs and railings: External staircase will be built of concrete and the steps will be
covered with ceramic tiles at a price of €12 per Sqm.
The railings on the external stair case and the balcony will be as per architectural
drawings in Swedish wood with a protective varnish.
Wall Covering
Sanitary areas: Ground Floor WC will have ceramic tiles at a value of €9 per sqm.
First floor bathrooms will have ceramic tiles at the value of €9 per sqm.
Kitchen: The walls between the kitchen cupboards will be covered with ceramic tiles at a
value of €9 per sqm.
Sanitary ware
All sanitary ware will be of European standard and make, in white at a price of:
Bathroom €600

Doors and Windows
The main entrance door will be made of solid wood. All windows and external doors will
be made of white aluminium frames equipped with all appropriate parts and double glazed for additional sound proofing. Interior doors will be hollow core faced with 4mm
beech veneer and finished in clear varnish. All interior door accessories will be at a
maximum price of €35 each. All accessories for the front door entrance will be at a cost
of €70. |
Wardrobes Cupboards and kitchen
Wardrobes and cupboards will be of melamine faced chipboard internally and the doors
made from beech veneer chipboard finished in clear varnish
Cupboard and wardrobe handles will be at a cost of €2.50 each.
Kitchen: The kitchen units will be priced at €2000
The Kitchen worktop will be of 20mm thick granite at a value of €150 per running metre
with stainless steel sink.
Appliances
Washing machine, fridge/freezer, dishwasher, oven with hob, and extractor fan at a total
cost of €2000
Wooden Pergolas
The wooden pergolas are constructed from quality Swedish wood, as shown on the
architectural drawings.
Mechanical installations
The pipe-in-pipe method will be used for the plumbing installation and approved by
the Cyprus Water board Authority. A solar/Electric system will be fitted in each Villa with
provisions for space cooling wall units.
Electrical Installations
All electrical installations will be in accordance with the regulations of the Cyprus Electricity
Authority. Ceiling lights, television and telephone points, and two double sockets will be
fitted in every room. External lights will also be provided. In the kitchen there will be
electricity supply to all electrical appliances in addition to two double sockets.

Progress reports are especially important to those who live overseas and lack the capacity to check personally on their
property periodically. We will e-mail photos that give an up-to-date report on the progress of your property. These photos
in your progress reports can also be kept as a memento.
